Unionille-Chadds Ford Area School District Single Detached Homes Market Study
January 2010 through December 2011
 
Over the study period of 2010 through 2011, single, detached homes in the Unionville-Chadds Ford Area
School District saw some volatility in the area of median sale prices and number of sales, both of which
recovered to exceed the median price at the beginning of the study.
 
Sales slowed starting in the summer of 2010 through the summer of 2011 only to increase during the
last half of 2011 over the first half of 2011 almost 60%.
 
An unexpected surge in median sale prices was seen, even as the market began to cool.  Prices started
trending back towards previous levels, but are showing some support around the $500,000 range. 
 
Time on the market almost doubled in late 2010 compared to the beginning of the year, what some
consider the "spring market" period.  A marketing period of slightly over three months can be expected for
those selling single, detached homes in the school district.
